Standard conditions of occupancy
- The Tenant is responsible for the proper disposal of all waste from the premises, ensuring that garbage is securely wrapped and placed in the provided bins.
- The Tenant must use the decks, stairs, entrances, and sidewalks in a manner that does not cause damage or pose a safety risk.
- If windows or doors are left open by the Tenant, or by any individual invited by the Tenant, resulting in damage such as plumbing freeze, water damage from rain, or damage to floors or walls, the Tenant shall bear responsibility for any resulting damage.
- The Tenant agrees to promptly report any damage occurring to the premises to the Landlord.
- Only approved picture hooks are permitted for hanging pictures on the premises. The installation of hooks in ceilings for items such as swag lamps or macramé hangers is prohibited.
- The Tenant shall be responsible for replacing any glass that is broken, cracked, or damaged due to negligence or willful misconduct by the Tenant or any individual invited onto the premises by the Tenant, with glass of similar kind and quality.
- Hallways, passages, and stairs of the building shall be used exclusively for access to and from the premises. The Tenant shall not obstruct these areas with boxes, furniture, or other materials, nor shall rubbish be left in common areas.
- Soiled or wet boots and rubbers must be removed at the building entrance and kept within the Tenant’s premises.
- The Tenant shall not make structural alterations, paint, wallpaper, or redecorate the premises without obtaining prior written consent from the Landlord.
- The Tenant is prohibited from altering or changing locks on doors providing access to the premises or any other part of the building without the prior written consent of the Landlord. Any lock changes made with consent must include providing the Landlord with a key. The Tenant is responsible for replacing lost keys.
- The Tenant must place soft sliders or protectors, such as plastic, under furniture to prevent floor scratches.
- The Tenant must comply with all applicable health, fire, and police regulations established by the Province and City in which the premises are located.
- The Tenant is prohibited from installing any electrical wiring or heating units on the premises without prior written consent from the Landlord.
- No combustible materials or flammable liquids shall be stored on the premises, except in small quantities and in containers approved for such use.
- If the Tenant plans to be absent from the premises for seven (7) days or longer, the Tenant must notify the Landlord and arrange for regular inspections by a competent adult.
- The Tenant must obtain approval from the Landlord before using a waterbed or waterbeds on the premises.
- Only proper drapery may be used for window coverings. Blankets, sheets, flags, or cardboard are not permitted.
- Noise that disturbs the comfort of neighbors, in the opinion of the Landlord, is prohibited on the premises.
- No pets, animals, reptiles, or birds, whether permanent or temporary, shall be kept on the premises. Bird or animal feeders are not allowed on balconies.
- The Tenant may not leave guests in charge of the premises or allow guests to stay for more than two (2) weeks without prior notification to the Landlord.
- The installation of antennae, satellite dishes, or clotheslines on balconies is prohibited. Additionally, no furniture may be stored on balconies.
- Parking facilities are provided at the Tenant’s own risk, and the Tenant must park in the assigned stall. Unauthorized, unlicensed, or inoperable vehicles will be removed at the Tenant’s expense. Parking stalls are designated for passenger vehicles only (no boats, ATVs, RVs, etc.).
- Washers and dryers are provided for the exclusive use of the Tenant. These facilities are not to be used by others under any circumstances.
- The secure entry system is in place to maintain building safety. The Tenant should verify the identity of anyone requesting entry and should not allow access to individuals who are not known to them.
